Lightly brush a 12-inch skillet or griddle with vegetable oil or spray with cooking spray.
Place skillet over medium high heat or heat griddle to 350°F.
For each pancake, pour 1/4 cup batter onto hot griddle.
Sprinkle each pancake evenly with scant 2 tablespoons streusel mixture.
Cook 2 to 3 minutes or until bubbly on top and dry around edges. Turn over. Cook other side until light golden brown around edges, about 1 - 1 1/2 minutes.
Remove to a plate, flipping so streusel side is up.
Repeat until all pancakes are cooked. Scrape off griddle between batches of pancakes, if necessary.
Serve pancakes streusel side up and sprinkled with a bit more of the streusal. Top as desired using any of the toppings listed or your own choices.
